The following are the market sales statistics for Lake Mary, Seminole County, Florida for February 2008.  Lake Mary is made up of the zip code 32746.  For purposes of this analysis we will be splitting the data according to single-family homes vs, condominiums, townhomes and villas.

32746 - Single-Family Homes

3 homes sold during the month of February.

The average sales price, which is the total sold volume divided by the number of homes sold is $362,307 with 150 days on the market.

The median sales price, which means that 50% of the homes sold for more and 50% of the homes sold for less, is $285,850.

The most expensive home sold for $1.25M with 32 days on the market.  It was a 5 bedroom, 5 bath, 3-car garage home in 5289sf built in 1999 on .97 acre in a gated community with a screen enclosed heated pool, fireplace, wood floors granite countertops, commercial grade appliances, tile roof, 2 bonus rooms and office.  The community offers tennis courts with a HOA of $525/quarter. 

The least expensive home was bank owned and sold for $182,000 after 181 days on the market.  It was a 3 bedroom, 2 bath, 2-car garage corner lot home in 1766sf built in 1980 on .21 acre.  This home was listed as a fixer-upper.  The HOA is $85 annually.

The average sales price for the same period a year earlier was $450,941 with 114 days on the market.

 

32746 - Condos, Townhomes & Villas

3 homes sold

The average sales price was $165,633 with 173 days on the market.

The median sales price was $147,000.

The most expensive condo sold for $225,000 with 154 days on the market.  It was a 3 bedroom, 2 bath, 1-car carport ground floor golf & water front condo in 1408sf built in 1985 in a gated & guarded community with a fireplace, tile floors and two screened patios.  The community offers a pool, spa, fitness area and rec room with a monthly maintenance of $466.330.

The least expensive condo sold for $124,900 and was on the market for 50 days.  It was a ground floor 3 bedroom, 2 bath condo in 1136sf built in 1986 in a gated community with a patio.  The community offers a pool with a monthly maintenance of $295.

The average sales price a year earlier was $170,742 with 21 days on the market.

Marc,  We're seeing just the opposite with the $1M+ homes staying on the market longer than average--your sale was in just over 21% of the average.  Hopefully your March will look even better!
